SUBSTITUTED TRUSTEE’S NOTICE OF SALE
STATE OF MISSISSIPPI
COUNTY OF Adams

WHEREAS, on the 31st day of August, 2011, Andrew Lee Morgan a married man, executed and delivered a certain Deed of Trust unto Murray & Chandler, Attorney at Law, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Integrity Mortgage Center, an agent for Guaranty Trust Company, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Adams County, Mississippi in Deed of Trust Book 816 at Page 200 Instrument# 94423; and
WHEREAS, Andrew Lee Morgan a married man is also known as Andrew L Morgan per the land records of Adams County, Mississippi; and
WHEREAS, on the 21st day of June, 2021, Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Integrity Mortgage Center, an agent for Guaranty Trust Company, its successors and assigns, assigned said Deed of Trust unto Wells Fargo Bank, N.A., by instrument recorded in the office of the aforesaid Chancery Clerk in T DOT Book 970 at Page 454 Instrument# 130921; and; and
WHEREAS, on the 26th day of January, 2022 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in T DOT Book 0982 at Page 468 Instrument# 133290; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 6th day of July, 2022, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the westerly door of the Adams County Courthouse at Natchez, Mississippi, for cash to the highest bidder, the following described land and property situated in Adams County, Mississippi, to-wit:
Lot #16 Magnolia Heights Subdivision as shown on map or plat prepared by Jordan, Kaiser & Sessions, November 1965, and recorded in Plat Book 7 at page 66 in the office of the Chancery Clerk of Adams County, Mississippi.
Being all and the same property conveyed by Martha Jean Ivy to Steven W. King and Rhonda S. King by Warranty Deed dated May 7, 1997, and recorded in Deed Book 20-U at page 551 in the office of the Chancery Clerk of Adams County, Mississippi.
Being all and the same property conveyed by Steven W. King and Rhonda S. King to Rhonda S. King by Assumption Warranty Deed dated April 20, 2000, and recorded in Deed Book 21-T, at Page 417, in the Office of the Chancery Clerk of Adams County, Mississippi.
Being all and the same property conveyed by Shirley C. Smith to Patricia D. Blake by Warranty Deed dated December 23, 2003, and recorded in Deed Book 22-W, at Page 335, in the Office of the Chancery Clerk of Adams County, Mississippi.
Being all and the same property conveyed by Michael H. Smith and Shirley C. Smith to William Martin Geoghegan, III, by Warranty Deed dated September 18, 2006, and recorded in Deed Book 23-U, at Page 56, in the Office of the Chancery Clerk of Adams County, Mississippi.

I will only convey such title as is vested in me as Substitute Trustee.
