WHEREAS, on June 7, 2017, Farmco Industrial, LLC, aka Farmco Instrustrial, LLC, did make, execute and deliver that certain Deed of Trust to Christopher E. Kelley, Trustee, and Concordia Bank & Trust Company, as Beneficiary, said Deed of Trust being recorded in Deed of Trust Book 908, at page 570, of the Deed of Trust records of Adams County, Mississippi, and which said Deed of Trust secures the promissory note and indebtedness therein described and referred to; and,
WHEREAS, by General Substitution of Trustee dated and recorded May 30, 2018, in Deed of Trust Book 922, at page 648, of the records located in the office of the Chancery Clerk of Adams County, Mississippi, Beneficiary, named Grayson R. Lewis as Substitute Trustee in said deed of trust. Said General Substitution of Trustee was re-recorded in Deed of Trust Book 995, at page 10, of the records located in the office of the Chancery Clerk of Adams County, Mississippi; and,
WHEREAS, default now exists under the terms and provisions of the said Deed of Trust and the promissory note which it secures, and said default now continuing, the said Concordia Bank and Trust Company, as beneficiary and as the lawful holder of the promissory note and Deed of Trust hereinabove described, having requested and directed me as Substitute Trustee to foreclose said Deed of Trust as by law and said Deed of Trust provided.
NOW, THEREFORE, I, the undersigned Grayson R. Lewis, Substitute Trustee, pursuant to the trusts vested in me by the aforesaid Deed of Trust, as well as the powers conferred upon me as Substitute Trustee of said deed of trust, do hereby give public notice that I shall, within legal hours, being within the hours of 11:00 a.m. and 4:00 p.m., on December 7, 2022, at the westerly door of the Adams County Courthouse in Natchez, Mississippi, offer for sale and sell at public outcry to the highest and best bidder for cash, all of the following described lots, tracts and parcels of land, together with all buildings and improvements thereon, situate, lying and being in the County of Adams and State of Mississippi, more particularly described as follows, to-wit:
A 5.01 acre tract of land being a portion of Parcel 69 if Tax Map 44 as prepared by Conley, Kight and Eckford in March, 1985, more particularly described as follow, to-wit:
Beginning at an iron pin on the northerly right-of-way of River Terminal Road and marking a corner common to Parcels 68 and 69 as shown on the aforementioned Tax Map 44, said iron pin being 378.01 feet North 69 degrees 00’ West of another iron pin marking the southeast corner of Parcel 68 of said Tax Map 44, said beginning point further depicted and described on a plat attached to the deed of conveyance dated January 3, 1989, by United States Fidelity and Guaranty Company to Gary J. Guido, recorded in Deed Book 18-B, at page 287 in the office of the Chancery Clerk of Adams County, Mississippi.
From said point of beginning go North 69 degrees 00’ West along the northerly right-of-way line of River Terminal Road for 530.00 feet; thence go North 22 degrees 22’ East for 448.76 feet; thence go South 69 degrees 00’ East for 443.42 feet; thence go South 11 degrees 24’ West for 455.00 feet, more or less, back to the point of beginning.
The sale of the above described property shall be made subject to the lien of any city, county and state ad valorem taxes which taxes shall be paid entirely by the purchaser at said sale. I shall convey only such title as is vested in me as Substitute Trustee.
