PUBLIC NOTICE
SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on the 27th day of August 2024, Vicki Ellis Hewitt executed a certain Deed of Trust to Thomas R. Hudson, Trustee, for the benefit of BankPlus, a Mississippi Banking Corporation, which Deed of Trust was recorded in the office of the Chancery Clerk of Adams County, Mississippi, and recorded in Deed of Trust Book 1017 at Page 231 of the land records; and,
WHEREAS, Simpson Law Firm PA has been substituted in the place and stead of Thomas R. Hudson, Trustee for BankPlus, a Mississippi Banking Corporation, said Appointment of Substitute Trustee being recorded in Inst. 146331, Book 1033 at Page 318 of the records of the Chancery Clerk of said County; and,
WHEREAS, fee simple title is vested in Vicki Ellis Hewitt; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, the legal holder of said indebtedness, BankPlus, a Mississippi Banking Corporation, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, Simpson Law Firm PA, Substituted Trustee in said Deed of Trust, will on the 19th day of March 2026, offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Westerly door of the Adams County Courthouse, in Natchez, Mississippi, to the highest and best bidder for cash the following described property situated in Adams County, State of Mississippi, to-wit:
A portion of Lot No. Twenty-Eight (28) of the “East Horse Shoe Subdivision,” a subdivision of Adams County, Mississippi, as said lots are shown, delineated and depicted on map or plat of said subdivision, recorded in Plat Book No. 4 at Page 32 of the Records of Maps and Plats in the office of the Chancery Clerk of Adams County, Mississippi, to which map or plat special reference is here made for further and more particular description of the lot hereby conveyed.
PORTION OF LOT NO. TWENTY-EIGHT (28) INCLUDED IN THE FOLLOWING DESCRIPTION:
Beginning on the easterly right of way line of Northside School Road, also known as George West Boulevard at the northwest corner of Lot 33 of Mayfair Subdivision (1st Development), City of Natchez, Adams County, Mississippi, map or plat of which is recorded in Plat Book 7, Page 65, of the records of Adams County, Mississippi, and run in a northwesterly direction 341.59 feet along arc of curve to the left with chord bearing and distance of N 23 degrees 02 W 333.45 feet; thence leaving said right of way and run N 68 degrees 43’ E for 92.90 feet to most southerly corner of Lot 29 of East Horseshoe Subdivision, City of Natchez, Adams County, Mississippi, map or plat of which is recorded in Plat Book 4, Page 32 of the records of Adams County, Mississippi; thence N 36 degrees 25’ E for 306 feet, more or less along the northwesterly line of Lot 26 of said East Horseshoe Subdivision on the center of a bayou; thence southerly 522 feet along the center of said bayou to the northeast comer of Lot 33 of Mayfair Subdivision (1st Development); thence S 70 degrees 15’ W for 201.22 feet along the line between said Lot 26 of East Horseshoe Subdivision and Lot 33 of Mayfair Subdivision (1st Development) to the point of beginning, being a portion of Lots 26, 27 and 28, East Horseshoe Subdivision, City of Natchez, Adams County, Mississippi.
Being all and the same property conveyed to Grantors herein by Deed, recorded in Deed Book 24-N at Page 402, of the records in the Office of the Chancery Clerk of Adams County, Mississippi, pursuant to Cause No. 2007-336.
Simpson Law Firm PA will convey only such title as is vested in it as Substituted Trustee.
