PUBLIC NOTICE
SPECIAL COMMISSIONER’S NOTICE OF SALE
WHEREAS, on the June 30, 2017, Vashana A Buckles, executed a Deed of Trust to Angela Selvey, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Residential Acceptance Corporation, its successors and assigns, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Adams County, Mississippi, in Deed of Trust Book No. 909, at Page 455 thereof; which was most recently modified at the time this subject judicial foreclosure action was initiated by a Loan Modification Agreement recorded July 24, 2023, Book No. 1003, at Page 780;
WHEREAS, said Deed of Trust was ultimately assigned to Servbank, SB by assignment on file and of record in the office of the Chancery Clerk of Adams County, Mississippi, on December 18, 2023 at Book 1008, Page 835 thereof;
WHEREAS, by Default Judgment dated January 24, 2025 and of record in the Office of the Chancery Clerk of Adams County, Mississippi, on January 28, 2-26 in Book 29Q, Page 725, it was ordered and adjudged that Servbank, SB was the current holder of a good and valid lien on the subject property and that Foundation Legal Group, LLP, f/k/a Wilson & Associates, PLLC as Special Commissioner was authorized to conduct the sale of the real property described herein; and
WHEREAS, default having been made in the performance of the conditions and stipulations as set forth by said Deed of Trust, and having been requested by the legal holder of the indebtedness secured and described by said Deed of Trust so to do, notice is hereby given that Foundation Legal Group, LLP, f/k/a Wilson & Associates, PLLC Special Commissioner, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public sale and outcry to the highest and best bidder for certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee, during the legal hours (between the hours of 11 o’clock a.m. and 4 o’clock p.m.) Westerly Door of the Adams County Courthouse, on April 15, 2026, the following described land and property being the same land and property described in said Deed of Trust, situated in Adams County, State of Mississippi, to-wit:
Lot No. 75, Homochitto Addition of the City of Natchez, as shown, delineated and depicted on map or plat of said Homochitto Addition recorded in Deed Book 3-X, Page 300 of the Deed Records of Adams County, Mississippi
Title to the above described property is believed to be good, but I will convey only such title as is vested in the aforementioned Special Commissioner.
