PUBLIC NOTICE
SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on July 16, 2021, Clifton E. Creel, Jr. and Pamela Faye Creel, husband and wife executed a certain Deed of Trust to Lisa Jordan Dale Attorney, Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Angel Oak Home Loans, LLC, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Adams County, Mississippi, on July 20, 2021, in Book T DOT B 0972, Page 169, as Document Number 131216.
WHEREAS, PennyMac Loan Services, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on February 25, 2026 in T DOT Book 1034, in Page 538, as Document Number 146628; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, PennyMac Loan Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on April 22, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Adams County in Natchez, Mississippi, to the highest and best bidder for cash the following described property situated in Adams County, Mississippi, to wit:
All of Lot No. 246 of the Montebello Subdivision as the same is shown and delineated on the plat of Montebello Subdivision recorded in Plat Book 4 Page 9 of the records found in the Office of the Chancery Clerk of Adams County, Mississippi.
More commonly known as: 4 Oakwood Lane, Natchez, MS 39120
I will convey only such title as vested in me as Substituted Trustee.
