NOTICE OF SUBSTITUTED TRUSTEE’S SALE
WHEREAS, on 04/19/2001 VERNELL MCDONALD executed a Promissory Note payable to the order of NEW CENTURY MORTGAGE CORPORATION.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated 04/19/2001, executed by BETTY MCDONALD AND VERNELL MCDONALD, WIFE AND HUSBAND and being recorded on 04/26/2001 in Book 616, Page 143 as Document No. 45057 of the records of the Adams County, State of Mississippi; and which aforesaid Instrument conveys to WILLIAM MURRAY, Trustee and to NEW CENTURY MORTGAGE CORPORATION, as Beneficiary, the hereinafter described property; and
WHEREAS, U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE UNDER THE APPLICABLE AGREEMENT, assigned said Deed of Trust to U.S. Bank Trust Company, National Association, as trustee, as successor-in-interest to U.S. Bank National Association, as Trustee successor by merger to Firstar Bank, N.A., as Trustee for New Century Home Equity Loan Trust, Series 2001-NC1 via an instrument filed of record on May 23, 2023 as Document No. 138118, in Book 1001, and at Page 548 in the office of the Clerk of the Adams County, State of Mississippi; and
WHEREAS, U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, AS TRUSTEE, AS SUCCESSOR-IN-INTEREST TO U.S. BANK NATIONAL ASSOCIATION, AS TRUSTEE SUCCESSOR BY MERGER TO FIRSTAR BANK, N.A., AS TRUSTEE FOR NEW CENTURY HOME EQUITY LOAN TRUST, SERIES 2001-NC1 appointed WESTERN PROGRESSIVE - MISSISSIPPI, INC., as Substitute Trustee in the place of the aforementioned original Trustee via an instrument dated 02/17/2026 and recorded on 03/17/2026 in Book 1035, Page 312 of the records of the Adams County, State of Mississippi and
WHEREAS, default having occurred under the terms and conditions of said Promissory Note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Western Progressive - Mississippi, Inc, the Substituted Trustee in said Deed of Trust will on 04/17/2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the Westerly Door, Adams County Courthouse, 115 South Wall Street, Natchez, MS 39120, the following described property located and situated in Adams County, Mississippi, to wit:
ALL OF LOT NO. ONE (1) OF BLOCK 4 OF CONCORD LOTS AS THE SAME APPEARS ON A MAP OR PLAT OF THE CONCORD LOTS MADE BY J.W. BABBITT, CITY SURVEYOR, DATED JUNE, 1908 AND RECORDED IN DEED BOOK 4-C AT PAGES 496-497 OF THE DEED RECORDS IN THE OFFICE OF THE CHANCERY CLERK OF ADAMS COUNTY, MISSISSIPPI.
CALVIN B. WELLS ON THE 12TH DAY OF AUGUST, 1983 AS RECORDED IN DEED BOOK 16-A ON PAGE 642 OF THE DEED RECORDS IN THE OFFICE OF THE CHANCERY CLERK OF ADAMS COUNTY, MISSISSIPPI.
More commonly known as: 109 GAYOSA AVENUE, NATCHEZ, MS 39120
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand, and gravel in or under subject property.
As the undersigned Substituted Trustee, Western Progressive - Mississippi, Inc, will convey only such title as is vested in it under said Deed of Trust.
Please be advised that the trustee may require entity or trust bidders at this trustee’s sale to provide information, documentation and/or certification of the vesting instructions and the data required to be reported pursuant to FinCEN regulations effective for transfers of residential real property to covered transferees on or after March 1, 2026. The required information must be provided to the trustee before a trustee’s deed upon sale will be issued for covered transfers.
