PUBLIC NOTICE

SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE

WHEREAS, on July 17, 2000, AMOS J. WILLIAMS AND DOROTHY Y. WILLIAMS, HUSBAND AND WIFE, executed a Deed of Trust to GARY L. BATES, as Trustee and, BAYROCK MORTGAGE CORP, as Beneficiary, which Deed of Trust is on file and of record in the office of the Chancery Clerk of Adams County, Mississippi, in Book 602, Page 599; which Deed of Trust has been duly transferred and assigned to U.S. BANK TRUST NATIONAL ASSOCIATION NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCF 2 ACQUISITION TRUST by assignment recorded on December 31, 2025, in Book 1032, Page 563 as Inst. 146134 in the office of the Chancery Clerk of Adams County, Mississippi; and

WHEREAS, default has occurred in the payment of the indebtedness secured by said deed(s) of trust, and U.S. BANK TRUST NATIONAL ASSOCIATION NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCF 2 ACQUISITION TRUST, as beneficiary, has authorized and instructed Padgett Law Group as substitute trustee to foreclose said deed(s) of trust by advertisement and sale at public auction in accordance with the statutes made and provided therefor.

THEREFORE, notice is hereby given that pursuant to the power of sale contained in said deed(s) of trust and in accordance with the statutes made and provided therefor, the said deed(s) of trust will be foreclosed and the property covered thereby and hereinafter described will be sold at public auction to the highest bidder for cash at the Westerly door of the Adams County Courthouse, at Natchez, Mississippi, and will sell within legal hours (being between the hours of 11:00 AM and 4:00 PM) on June 15, 2026, to satisfy the indebtedness now due under and secured by said deed(s) of trust.

Padgett Law Group will convey only such title as vested in it as Substituted Trustee. The premises to be sold are described as:
Lot Number Five (5) of Country Club Heights Subdivision (Fourth Development), as shown on a map or plat prepared by
L.E. Moody Engineering Company, Consultant Engineers, said map or plat being dated March 10, 1969, and recorded in Plat Book 7, on Page 81 of the Deed Records of Adams County, Mississippi.

Being the same property conveyed to Paul G. Green and W. Howard Prichartt, Jr. by Lansdowne Park, Inc. on the 8th day of October 1965 which deed is recorded in Deed Book 10-H, page 315, of the Deed Records of Adams County, Mississippi. Being the same property conveyed to Paul G. Green by W. Howard Prichartt, Jr. on the 8th day of September 1969 and recorded in Deed book 11-1 page 93 of the Deed Records of Adams County, Mississippi.

The Financial Crimes Enforcement Network (“FinCEN”), a bureau of the U.S. Department of Treasury, now requires the collection, certification and reporting of certain information relating to non-financed transfers of real property to legal entities and/or trusts, which such information the successful bidder(s) shall be expected to provide to the auctioneer at the time of the subject sale. Interested bidders with questions regarding the necessary information to be provided are hereby directed, generally, to FinCEN’s website and, more specifically to the FinCEN Real Estate Report located in the forms bank thereof. The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted. To this end you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded. Padgett Law Group reserves the right to award the bid to the next highest bidders should the highest bidder fail to timely tender the total amount due.
