PUBLIC NOTICE
SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on October 14, 2022, Lakeeshire K. Bateaste and Beaulah Sharon Bateaste executed a Deed of Trust to John Redhead, as Trustee for Delta Bank, Beneficiary, which deed of trust was recorded on October 14, 2022 in the office of the Chancery Clerk of Adams County, Mississippi in Deed of Trust Book 994, Page 336; and
WHEREAS, By Substitution of Trustee dated August 16, 2024, Delta Bank substituted Scott F. Slover as Trustee in the aforementioned Deed of Trust, said Substitution being recorded in the office of the Chancery Clerk of Adams County, Mississippi on August 21, 2024 in Deed of Trust Book 1016, page 759; and
WHEREAS, By Substitution of Trustee dated June 3, 2026, Delta Bank substituted John Redhead as Trustee in the aforementioned Deed of Trust, said Substitution being recorded in the office of the Chancery Clerk of Adams County, Mississippi on June 3, 2026 in Deed of Trust Book 1038, page 332; and
WHEREAS, default now exists under the terms and conditions of the Deed of Trust and promissory note it secures, and said default now continuing, the entire debt secured having been declared to be due and payable in accordance with its terms, Delta Bank, as beneficiary and the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise sums due, with attorney’s and trustee’s fees, and expenses of sale;
NOW, THEREFORE, I, John Redhead, Trustee for said Deed of Trust, will on July 15, 2026, offer for sale at public outcry, and sell within the legal hours of 11:00 a.m. and 4:00 p.m. at the west main door of the Adams County Courthouse in Natchez, Mississippi, to the highest and best bidder for cash, the following described property situated in Adams County, Mississippi, to- wit:
All of Lot No. One Hundred Forty-Five (145) of Nottaway Trail Development, a portion of Beau Pre’ County Club Subdivision, as the same is delineated and depicted on the plat prepared by Jordan, Kaiser & Sessions, Civil Engineers, filed in Plat Cabinet B, Slide 248, in the office of the Chancery Clerk of Adams County, Mississippi.
Being the same property conveyed to Ellen Dixon Mosby by deed dated and recorded July 27, 2011 in Deed Bool 25H, at page 161 of the records of the Adams County Chancery Clerk, Adams County, Mississippi.
The sale of the above described property shall be subject to the lien of any city, county and state ad valorem taxes which taxes shall be paid entirely by the purchaser at said sale.
I will convey only such title as is vested in me as Trustee, with no warranties.
