PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S NOTICE OF FORECLOSURE AND SALE

WHEREAS, on June 29, 2021, William Ray Farmer, Jr. and Tonya Darla Farmer did make, execute and deliver that certain Land Deed of Trust to Lucien C. Gwin III, Trustee for Concordia Bank & Trust Company, Beneficiary, said Land Deed of Trust being recorded in Deed of Trust Book 971, at page 332, of the Deed of Trust records of Adams County, Mississippi, and which said Deed of Trust secures the promissory note and indebtedness therein described and referred to; and,
WHEREAS, by General Substitution of Trustee dated and recorded May 30, 2018, in Deed of Trust Book 922, at page 648, of the records located in the office of the Chancery Clerk of Adams County, Mississippi, Beneficiary, named Grayson R. Lewis as Substitute Trustee in said deed of trust. Said General Substitution of Trustee was re-recorded November 2, 2022, in Deed of Trust Book 995, at page 10, of the records located in the office of the Chancery Clerk of Adams County, Mississippi; and,
WHEREAS, by Substitution of Trustee dated February 28, 2024, and recorded March 6, 2024, in Deed of Trust Book 1011, at page 155, of the records located in the office of the Chancery Clerk of Adams County, Mississippi, Beneficiary, named Grayson R. Lewis as Substituted Trustee in said deed of trust.
WHEREAS, default now exists under the terms and provisions of the said Deed of Trust and the promissory note which it secures, and said default now continuing, the said Concordia Bank & Trust Company, as beneficiary and as the lawful holder of the promissory note and Deed of Trust hereinabove described, having requested and directed me as Substituted Trustee to foreclose said Deed of Trust as by law and said Deed of Trust provided.
NOW, THEREFORE, I, the undersigned Grayson R. Lewis, Substituted Trustee, pursuant to the trusts vested in me by the aforesaid Deed of Trust, as well as the powers conferred upon me as Substituted Trustee of said deed of trust, do hereby give public notice that I shall, within legal hours, being within the hours of 11:00 a.m. and 4:00 p.m., on Wednesday, July 15, 2026, at the westerly door of the Adams County Courthouse in Natchez, Mississippi, offer for sale and sell at public outcry to the highest and best bidder for cash, all of the following described lots, tracts and parcels of land, together with all buildings and improvements thereon, situate, lying and being in the County of Adams and State of Mississippi, more particularly described as follows, to-wit:
TRACT I:
That certain 52.47 acre, more or less, tract of land situated in Township 6 North, Range 2 West, Adams County, Mississippi, particularly described in and shown on map or plat attached as Exhibit A to deed from W. Howard Pritchartt, Jr. to Howard M Gardner, dated August 19, 1977, recorded in Deed book 13-U page 107 of the records in the office of the Chancery Clerk of Adams County, Mississippi, to which reference is made for any and all purposes; LESS AND EXCEPT from said tract, that certain 1.66 acres, more or less, conveyed by deed from Howard M. Gardner to Angela D. Gardner by deed dated September 27 , 1979, recorded in Deed Book 14-0 page 40 of said records, and that certain portion of said 52.47 acre, more or less, tract (believed to be 12.66 acres) conveyed, amongst other lands, by Howard M. Gardner to Alton J. Ogden, Jr., by deed dated April 13, 1981, recorded in Deed Book 15-C page 71 of said records; LESS AND EXCEPT all of the oil, gas and other minerals on, within and under said land, and all rights incident thereto.

DESCRIPTION OF A 33.79 ACRE TRACT, PORTION OF GREENFIELD PLANTATION,

Starting at the southeasterly corner of Lot 5 of Highland Plantation, said point being on the southerly line of Section 9, T6N-R2W, Adams County, Mississippi, run N2°46’E for 376.4 feet to a point, thence go N9°18’E for 367.52 feet to an iron pin and said pin being the point of beginning for the herein described tract.
From said point of beginning, go thence S63°03’E for 160.00 feet to an iron pin, thence go S75º17’E for 154.06 feet to an iron pin, thence go S66°22’E for 111.71 feet to an iron pin at the head of a bayou: thence follow said bayou for the following bearings and distances:

S1º 39’ 30” E 191.67 feet;
S33º06’30” E 48.44 feet;
S63º 34’ 30” E 486.90 feet to an iron pin set on the northerly side of said gravel road; thence S64º44’E for 278.32 feet to said point of beginning.
The herein described tract contains 33.79 acres, more or less.
The sale of the above described property shall be made subject to the lien of any city, county and state ad valorem taxes which taxes shall be paid entirely by the purchaser at said sale. I shall convey only such title as is vested in me as Substituted Trustee.
