PUBLIC NOTICE
SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on September 27, 2018, Clifton Craig Cox and Bettina Kyzar Cox executed a Deed of Trust to J.W. Seibert, III, as Trustee for Delta Bank, Beneficiary, which is recorded in the office of the Chancery Clerk of Adams County, Mississippi, in Deed of Trust Book 928, page 12;
WHEREAS, By Substitution of Trustee dated October 29, 2025, Delta Bank substituted John Redhead as Trustee in the aforementioned Deed of Trust recorded in the office of the Chancery Clerk of Adams County, Mississippi in Deed of Trust Book 1030, page 415;
WHEREAS, default now exists under the terms and conditions of the Deed of Trust and promissory note it secures, and said default now continuing, the entire debt secured having been declared to be due and payable in accordance with its terms, Delta Bank, as beneficiary and the holder of the debt has requested the Trustee to executed the trust and sell said land and property pursuant to its terms in order to raise sums due, with attorney’s and trustee ‘s fees, and expenses of sale;
NOW, THEREFORE, I, John Redhead, Trustee for said Deed of Trust, will on July 22, 2026, offer for sale at public outcry, and sell within the legal hours of 11:00 a.m. and 4:00 p.m. at the west main door of the Adams County Courthouse in Natchez, Mississippi, to the highest and best bidder for cash, the following described property situated in Adams County, Mississippi, to-wit:
All of Lot Seventeen (17) of the Bingaman Acres Subdivision, as the same is shown on a plat survey of said subdivision duly recorded in Plat Book 7, Page 23 of the Plat Book Records located in the office of the Chancery Clerk of Adams County, Mississippi.
Being all and the same property conveyed Grantor herein by Deed dated August 4, 2014 in Deed Book 26-F at Page 155 of the records in the Office of the Chancery Clerk of Adams County, Mississippi.
The sale of the above described property shall be subject to the lien of any city, county and state ad valorem taxes which taxes shall be paid entirely by the purchaser at said sale.
I will convey only such title as is vested in me as Trustee, with no warranties.
