PUBLIC NOTICE

SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE AND SALE

WHEREAS, on November 14, 2017, Samuel F. Atkins, did make, execute and deliver that certain Deed of Trust to J. Barret Martin, Trustee, and United Mississippi Bank, as Beneficiary, said Deed of Trust being recorded on November 20, 2017, in Deed of Trust Book 915, at page 183, of the Deed of Trust records of Adams County, Mississippi, and which said Deed of Trust secures the promissory note and indebtedness therein described and referred to; and,
WHEREAS, Samuel F. Atkins executed a UCC Financing Statement recorded November 20, 2017, in Deed of Trust Book 915, at page 194, of the Deed of Trust records in the office of the Chancery Clerk of Adams County, Mississippi, as well as those of record with the Mississippi Secretary of State, secured by certain personal property; and,
WHEREAS, by Substitution of Trustee dated June 18, 2026, and recorded June 18, 2026, in Deed of Trust Book 1039, at page 59, of the Deed of Trust Records of the Chancery Clerk of Adams County, Mississippi, Beneficiary, named Grayson R. Lewis as Substituted Trustee in said deed of trust.
WHEREAS, default now exists under the terms and provisions of the said Deed of Trust and the promissory note which it secures, and said default now continuing, the said United Mississippi Bank, as beneficiary and as the lawful holder of the promissory note and Deed of Trust hereinabove described, having requested and directed me as Substitute Trustee to foreclose said Deed of Trust as by law and said Deed of Trust provided.
NOW, THEREFORE, I, the undersigned Grayson R. Lewis, Substitute Trustee, pursuant to the trusts vested in me by the aforesaid Deed of Trust and UCC, as well as the powers conferred upon me as Substitute Trustee of said deed of trust, do hereby give public notice that I shall, within legal hours, being within the hours of 11:00 a.m. and 4:00 p.m., on Monday, July 27, 2026, at the westerly door of the Adams County Courthouse in Natchez, Mississippi, offer for sale and sell at public outcry to the highest and best bidder for cash, all of the following described lot, tract and parcel of land, together with all buildings and improvements thereon, situate, lying and being in the County of Adams and State of Mississippi, more particularly described as follows, to-wit:
Description of a 4.28 + acre tract being a portion of Ben Lomand Plantation in Section 60, Township 7 North, Range 2 West, Adams County, Mississippi.
Commencing at a concrete right of way monument on the south side of Palestine Road, said monument being 40 feet right of center line station 100 + 00 as shown on those plans for State Aid Project number SAP-1(35); thence S 16 09’50” E for a distance fo 159.00 feet to a 5/8” rebar set on this survey, said point being on the southerly right of way line of the CN/IC Railroad, the point of beginning for the tract herein described.
Thence from said point of beginning N 55 57’45” E along said southerly right of way line of CN/IC Railroad, for a distance of 300.00 feet to a 5/8” rebar set on this survey; thence leaving said right of way line S 06 55’00” W, for a distance of 628.20 feet to a 5/8” rebar set on this survey as a reference corner; thence continue S 06 55’00”W, for a distance of 109.36 feet to the top bank of a bayou; thence S 42 30’58” W, along said top bank, and meanders thereof, for a distance of 389.22 feet; thence leaving said top bank N 06 55’00” E for a distance of 36.44 feet to a 5/8” rebar set on this survey as a reference corner; thence continue N 06 55’00”E for a distance of 820.96 feet to the point of beginning; said described tract containing 4.28 acres, more or less, and is more particularly shown on that plat of survey prepared by Tony W. Moon, Land Surveyor, dated June 18, 2007, a copy of which is attached to that Corrected Warranty Deed recorded in Deed Book 24-D at Page 297 of the records in the office of the Chancery Clerk of Adams County, Mississippi.
ALSO THAT CERTAIN 2007 Sunshine Prestige 76x32 Mobile Home, Ser# ALS14461A&B and all equipment, parts, accessories, attachments and replacements thereof and additions thereto which mobile home is to be located on above described real property (244 North Palestine Road) Natchez, Adams County, Mississippi.
The sale of the above described property shall be made subject to the lien of any city, county and state ad valorem taxes which taxes shall be paid entirely by the purchaser at said sale. I shall convey only such title as is vested in me as Substitute Trustee.
