PUBLIC NOTICE
SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on June 9, 2006, Cherline Hannon, a single woman and Dexter Hannon, a single man executed a certain deed of trust to W Stewart Robison, Trustee for the benefit of Walter Mortgage Company which deed of trust is of record in the office of the Chancery Clerk of Adams County, State of Mississippi in Book 732 at Page 728; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated June 23, 2026 and recorded in the aforesaid Chancery Clerk’s Office in Instrument Number 147867 Book 1039 Page 435; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, U.S. Bank National Association, not in its individual capacity but solely as Trustee of NRZ Inventory Trust, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on September 2, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Westerly Front Door of the County Courthouse of Adams County, located at 115 South Wall Street, Natchez, MS 39120, to the highest and best bidder for cash or certified funds the following described property situated in Adams County, State of Mississippi, to-wit:
Tract II
That certain 1.35 acre tract of land being a portion of Tract “E” and “D” as shown on map or plat recorded in Plat Book 4 and 5 of the records in the Office of the Chancery Clerk of Adams County, Mississippi, particularly described as follows: Beginning at an iron pin at the SW corner of said Tract “E” as shown on said plat and go thence North 17 degrees 21 minutes West 551.00 feet to an iron pin on the Southerly right-of-way of Proposed Hwy 84; thence along said right-of-way, follow a curve to the right having a radius of 7429.44 feet a distance of 110.10 feet to an iron pin; thence South 17 degrees 21 minutes East 514.00 feet to an iron pin; and thence South 72 degrees 39 minutes West 100.00 feet back to the point of beginning. Being all and the same property conveyed by Deposit Guaranty Mortgage Company to Myrtle W. Brown by deed dated March 11, 1985, and recorded in Deed Book 16-Q, Page 224
I WILL CONVEY only such title as vested in me as Substituted Trustee.
