PUBLIC NOTICE
SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on the 9th day of June 2006, Joyce R. McLean, unmarried, executed a certain Deed of Trust to Angie Dellinger, Trustee, for the benefit of AmSouth Bank, which Deed of Trust was recorded in the office of the Chancery Clerk of Adams County, Mississippi, and recorded in Deed of Trust Book 732 at Page 685 of the land records; and,
WHEREAS, effective November 4, 2006, AmSouth Bank was merged with and into Regions Bank.
WHEREAS, Simpson Law Firm PA has been substituted in the place and stead of Angie Dellinger, Trustee for Regions Bank, said Appointment of Substitute Trustee being recorded in Inst. 145540, Book 1030 at Page 87 of the records of the Chancery Clerk of said County; and,
WHEREAS, fee simple title is vested in Joyce Raggio McLean; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, the legal holder of said indebtedness, Regions Bank, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, Simpson Law Firm PA, Substituted Trustee in said Deed of Trust, will on the 9th day of September 2026, offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Westerly Door of the Adams County Courthouse, located at 115South Wall Street, Natchez, Mississippi 39120, to the highest and best bidder for cash the following described property situated in Adams County, State of Mississippi, to-wit:
THE FOLLOWING DESCRIBED REAL PROPERTY IN ADAMS COUNTY, MISSISSIPPI, TO-WIT:
LOT #40 OF THE PARSONS SUBDIVISION AS SHOWN BY A MAP OR PLAT PREPARED BY JOHN BANKS, C. E., OF THE DATE OF JULY, 1955, AND RECORDED IN PLAT BOOK #5 AT PAGE 49 RECORDED IN THE OFFICE OF THE CHANCERY CLERK OF ADAMS COUNTY, MISSISSIPPI.
BEING FURTHER DESCRIBED IN THE SURVEY PREPARED BY MARK L. JONES RECORDED IN CABINET NO. B, SLIDE 335 ON JUNE 11, 2026, IN THE OFFICE OF THE CHANCERY CLERK OF ADAMS COUNTY, MISSISSIPPI.
BEING THE SAME PROPERTY IDENTIFIED AS “LOT 20 OF TAX MAP NUMBER 187-A-3 RECORDED IN THE OFFICE OF THE CHANCERY CLERK OF ADAMS COUNTY, MISSISSIPPI” IN THE DEED OF CONVEYANCE FROM MRS. J.R. PARSONS TO JOYCE RAGGIO MCLEAN RECORDED APRIL 19, 1985, IN DEED BOOK 164, AT PAGE 217 IN THE OFFICE OF THE CHANCERY CLERK OF ADAMS COUNTY, MISSISSIPPI
SUBJECT TO RESTRICTIONS, RESERVATIONS, EASEMENT, COVENANTS, OIL, GAS OR MINERAL RIGHTS OF RECORD, IF ANY.
