PUBLIC NOTICE

SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE

WHEREAS, on July 15, 2022, Brandi J Ensminger, unmarried woman, executed a certain Deed of Trust to Lewis Law Firm PLLC dba Grayson R. Lewis, Trustee, for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Assurance Financial Group, LLC, its successors and assigns, which Deed of Trust is of record in the office of the Chancery Clerk of Adams County, Mississippi, on July 15, 2022, in T DOT Book 0990, Page 364, as Document Number 135216.
WHEREAS, PennyMac Loan Services, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on May 29, 2026 in T DOT Book 1038, in Page 228, as Document Number 147588; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, PennyMac Loan Services, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on August 5, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the westerly door of the Adams County Courthouse, to the highest and best bidder for cash the following described property situated in Adams County, Mississippi, to wit:
All of Lot Number Forty-Nine (#49) of the Montebello Subdivision as the same is shown and delineated in the Plat of Montebello Subdivision recorded in Plat Book No. 4 at Page 9 in the office of the Chancery Clerk of Adams County, Mississippi, together with all the privileges and appurtenances thereunto belonging.
Being all of the same property conveyed from Billie Jack Gomillion and Mary T. Gomillion to Edgar Ray Hinson and Mrs. Billie Fae Sartin Hinson, husband and wife as tenants by the entirety with the right of survivorship and not as tenants in common, by Warranty Deed recorded in Deed Book 10-X, Page 479 in the office of the Chancery Clerk of Adams County, Mississippi.
More commonly known as: 1508 Westwood Road, Natchez, MS 39120
I will convey only such title as vested in me as Substituted Trustee.
